Living with SSSB / Maintenance of your apartment / Water damage

Despite good maintenance and work to ensure our properties are of a high standard, unforeseen problems can still occur. Such problems can include a cracked floor drain or leaking pipe. Water leaks require immediate attention to minimise damage.

When tenants move out, we naturally inspect the apartments, but we obvious can't detect everything. It is therefore important for you as the tenant to be observant in your everyday lives. If you suspect something is wrong in your apartment, you are obliged to contact your house caretaker immediately.

If there is water damage in your apartment that requires professional attention, you may not be able to use the whole of your apartment whilst repairs are being carried out. We feel that you can carry on living in the apartment until the work has been finished, however. SSSB will try to make your living environment as comfortable as possible whilst repairs are being carried out.


Wet rooms 

Your house caretaker will inform you where there are alternative showering arrangements in the building. For much of the time, your WC will still be in the bathroom but the flushing mechanism will be disconnected. You should therefore use a bucket of water to flush the toilet.


Kitchenettes

Your house caretaker will inform you where there are alternative cooking facilities in the building.



Dryers

If SSSB or the contractor has installed a drying machine in your apartment, it has been put there in order to dry out the water damage more quickly. If the machine disturbs your sleep, you can switch it off but please do not forget to switch it back on again when you get up, otherwise it will take longer to complete the repair. Remember that every time you switch off the dryer, it will prolong the repair work.


Compensation

You may be able to receive a rent reduction for the time it takes to rectify the damage. You are, however, not entitled to a full rent rebate in this case. Any rent reductions we give you will take effect after the repairs have been completed.

If you do not intend to live in the apartment whilst the water damage is being rectified, you should always contact the house caretaker to tell him/her how you can be contacted during the time.
