Why are SSSB renovating and carrying through pipe replacements?

In SSSB’s properties from the 1960s and 1970s the pipe installations and the shower rooms are in need of renovation. If nothing is done old shower rooms in poor condition can lead to considerable water damage due to ageing pipes and poor damp insulation in the walls and floors.

For almost ten years we’ve been carrying through pipe replacement in our properties from these decades. During a pipe replacement all pipes in the building are replaced. At the same time we take the opportunity to do a complete renovation of all shower rooms and when necessary also the kitchens.

What does a renovation imply for me as a tenant?

Your shower room will be completely tiled (walls and floor) and a new mixer tap, towel dryer, wash-basin and toilet will be installed. The communal kitchens will get a new modern standard and all equipment, white goods and furniture will be exchanged.

During a certain period you won’t be able to use your own shower room and in some cases not the communal kitchen either. When we're renovating a communal kitchen you will have to use the kitchen in your neighbour corridor during the renovation period.

Some of you will also have to move into another apartment temporarily so your shower room can be used by other tenants in the corridor.

For how long will a renovation last?

It will take about 8-10 weeks to renovate a shower room and the time for a renovation of a communal kitchen is about the same. When renovating all shower rooms and also the communal kitchen in a corridor the renovation period for that corridor will last for about six months. 

The renovation period for the whole building however will last longer depending on the size of the building and if it’s only the shower rooms that will be renovated or if the kitchens are included as well. Will I be able to use my shower room during the renovation?

When the shower rooms are being renovated you will not have access to your shower room for at least 8-10 weeks. We will also need to use one or more shower rooms per corridor to provide showers and toilets for the residents. This means that some tenants must move out of their apartments during the renovation period. You will find more information about moving out below.

Where can I do my cooking during thre renovation?

You will get access to your neighbour corridor’s communal kitchen during the renovation of your kitchen. This means that it will be crowded in that kitchen during the 8-10 weeks that the renovation will be carried out. After that period there is a probability that you have to share your kitchen with another corridor while they are getting their kitchen renovated. Please try to keep in mind that after these weeks you will all have a new modern kitchen to look forward to. 

Will there be disturbances during the renovation?

The rebuilding involves disturbances for the tenants. Both demolition work and drilling in concrete will be done, which can get noisy sometimes. Disturbing work is not allowed before 08:00 in the morning and has to be finished by 16:00 in the afternoon. We do our best to ensure that you as a tenant are bothered as little as possible.

Will there be water and electricity supply stoppages?

We can’t avoid that there will be water and electricity supply stoppages during the rebuilding. We will inform about these through announcements in the building and on the notice board at My pages on sssb.se. A stoppage is not allowed to begin before 08:00 in the morning.

Will I get any rent reduction?

During the renovation of your shower room you will get a 40 % reduction on your rent the first 42 days and after that 60 % starting day 43.

When you need to share kitchen with another corridor you will get a 20% reduction on your rent. This concerns both tenants that use another corridor’s kitchen and tenants that have “temporary guests” in their own kitchen.

If you’re one of those who need to move you will not get any reduction on you rent. You will continue to pay the rent for your own apartment but will of course not be charged rent for your evacuation apartment. What happens if I need to move out of my apartment?

If you need to move SSSB will offer you an alternative accommodation while renovation work is being carried out. Unfortunately, this move will create extra work for you, but the measures we are taking are imperative to avoid serious damage to the property. The move is being carried out in accordance with the Swedish Rent Act which gives the property owner access to apartments in need of maintenance and repair.

A removal firm will help you to move and SSSB will repay any costs associated with your move such as changing your address and moving your broadband. After renovation work is complete, SSSB will help you move back and repay your expenses.

While staying in the temporary apartment you will continue to pay the rent for your own apartment but will of course not be charged rent for your evacuation apartment.

Will it cost me anything to move?

SSSB hires a removal firm to help you move and will repay all expenses associated with your move. See also information about moving out above. You will continue to pay the rent for your own apartment but will of course not be charged rent for your evacuation apartment. 

In which areas are there pipe replacements going on?

Emmylundsvägen 3 at Pax

The renovation of shower rooms and kitchens at Emmylundsvägen 3 will continue until September 2010. The renovation of Emmylundsvägen 1 was completed during 2009.

Lappkärrsberget

At Lappkärrsberget the pipe replacements and renovation have been ongoing since 2002. The work is estimated to be completed year 2012.
